ResinTech FLEXCOAT-PU Single-Component Polyurethane Waterproofing Membrane
ResinTech FLEXCOAT-PU
Single-Component Polyurethane Waterproofing Membrane | Product Code: FC-PU | Brand: ResinTech
ResinTech FLEXCOAT-PU is a high-solids, single-component polyurethane waterproofing membrane that cures to a seamless, elastomeric, crack-bridging film. It is liquid-applied by brush, roller, squeegee or airless spray to form a durable waterproofing layer designed for protected below-grade and above-grade structures, decks, wet areas and roofing systems. Engineered for professional installers, specifiers and procurement buyers who need a dependable membrane as part of an approved waterproofing build-up.
Product Description
ResinTech FLEXCOAT-PU is a high-performance, single-component polyurethane waterproofing membrane formulated with isocyanate and polyether polyol resins, premium additives and functional fillers. Once cured it forms a seamless, elastomeric and durable waterproofing layer designed to resist cracking caused by normal structural movement. As a liquid applied waterproofing membrane it conforms to complex details, penetrations and transitions without seams or laps, making it suitable for many concrete, masonry and compatible building substrates after proper preparation.
The membrane is supplied as a high solids polyurethane membrane (solid content ≥ 97%) in a low-odor, solvent-free grade. It is designed to deliver strong physical properties, excellent workability, chemical corrosion resistance and high vapor-barrier performance when used as part of an approved waterproofing system. Typical uses include balcony waterproofing membrane applications, podium deck waterproofing, parking deck waterproofing membrane systems under approved wearing courses, protected roof waterproofing membrane build-ups, below grade waterproofing, foundation waterproofing and wet area waterproofing beneath tile or screed.
Key Benefits
- Single-component, ready to use — no on-site mixing of multiple parts, reducing batching error and speeding application.
- Seamless and elastomeric — cures to a continuous, jointless film designed for crack-bridging over substrates subject to normal structural movement.
- High solids, solvent-free grade — ≥ 97% solids with a low-odor formula, suitable for many enclosed and occupied-building work areas with appropriate ventilation.
- High elongation — ≥ 500% elongation at break for accommodating movement and detailing.
- Strong mechanical performance — tensile strength ≥ 2.00 MPa and tear strength ≥ 15 N/mm.
- Versatile application — brush, roller, scraper / squeegee or airless spray for both detailing and large-area work.
- System compatibility — a sand-broadcast surface can support subsequent tile, plaster or screed bonding within an approved build-up.
- Designed for demanding substrates — concrete, masonry and compatible building substrates after correct preparation and priming.
Typical Applications
- Podium, plaza and balcony deck waterproofing under protection
- Parking deck waterproofing systems under approved wearing courses
- Protected roof waterproofing and non-exposed roofing systems
- Basements, foundations, retaining walls and underground (below grade) waterproofing
- Kitchens, bathrooms and wet areas under tile or screed

Coverage & Film Build
FLEXCOAT-PU is normally applied in 2–3 coats. Each coat should not exceed 0.7 mm wet film thickness. Use a wet film gauge during application and allow for substrate profile, porosity, detailing and waste.
- Theoretical consumption: approx. 1.3–1.5 kg/m² per 1 mm of dry film (smooth substrate)
- Typical total system: approx. 1.5–2.2 kg/m² for a 1.0–1.5 mm finished membrane
Consumption figures are theoretical and for estimating only. Confirm by site trial.
Surface Preparation
The substrate must be sound, stable, clean, smooth and dry. Remove dust, laitance, grease, oil, curing compounds, loose coatings, standing water and contaminants. Repair cracks, holes and sharp transitions; grind high spots; and fill voids with a compatible repair mortar. Prime where required by surface condition, porosity, moisture or specification, using only ResinTech-approved primers.
Application Instructions
- Substrate preparation: Ensure the surface is sound, clean, smooth and dry, with all contaminants and defects addressed as above.
- Priming: Prime where required by surface condition, porosity, moisture or specification, using only ResinTech-approved primers.
- Mixing: Stir thoroughly with a low-speed mixer until uniform. Do not thin or add solvent unless approved in writing.
- Detail treatment: Treat corners, penetrations, drains, joints and cracks first — add a coat or embed reinforcement fabric. Movement joints require a project-specific detail.
- Field application: Apply evenly by squeegee, roller, brush or airless spray in 2–3 coats. Allow each coat to dry (recoat approx. 8–12 h) and apply perpendicular to the previous coat where practical.
- Subsequent construction: For tile, plaster or screed, broadcast clean dry sand into the final uncured coat; remove excess after cure. Protect from water, traffic and impact until fully cured.
Limitations
- Not intended as a final exposed wear surface by itself.
- UV-exposed areas require an approved UV-stable topcoat or protection system.
- Traffic areas require an approved wearing-course system with aggregate or protection layer.
- Do not apply to damp, dirty, contaminated, frozen or unsound substrates.
- Do not apply outside 5–35 °C, or when condensation, rain or water exposure is expected before cure.
- Do not exceed 0.7 mm wet film per coat unless approved by ResinTech.
- Do not use over incompatible coatings, plastics, asphaltic materials or metals without compatibility testing.
- Do not use in potable-water, tank, pool or submerged service unless the grade and system are specifically approved for that use.
Storage & Shelf Life
Store in original, unopened containers in a cool, dry, ventilated area at 5–35 °C, away from direct sunlight, heat, moisture and freezing. Shelf life 12 months from date of manufacture when stored correctly.
Health & Safety
Read the current Safety Data Sheet (SDS) before use. This product is isocyanate-based; uncured material may cause skin and respiratory sensitization. Wear gloves, protective clothing and eye protection, ensure good ventilation, and use respiratory protection where required. Refer to the SDS for full hazard classification.

Frequently Asked Questions
Is FLEXCOAT-PU a single-component or multi-part membrane?
It is a single component polyurethane waterproofing membrane, supplied ready to use with no separate hardener to mix. Stir thoroughly before application and do not thin unless approved in writing.
Can FLEXCOAT-PU be left exposed as a finished surface?
No. It is a liquid applied waterproofing membrane designed as a base layer, not a final exposed wear surface. UV-exposed, traffic-bearing, immersed or abrasive-service areas require an approved topcoat, protection layer, aggregate / wearing course, tile / screed or other specified system protection.
What surfaces is it suitable for?
It is suitable for many concrete, masonry and compatible building substrates after proper preparation and priming. Confirm compatibility before use, and avoid incompatible coatings, plastics, asphaltic materials or metals without compatibility testing.
Is it suitable for balcony, podium and parking deck waterproofing?
Yes, it is designed for balcony waterproofing membrane applications, podium deck waterproofing and parking deck waterproofing membrane systems when installed under an approved wearing course or protection layer.
Can it be used for below grade and foundation waterproofing?
It is designed for below grade waterproofing, foundation waterproofing, basements and retaining walls within protected systems. Confirm detailing and suitability for your project before use.
How many coats are required?
FLEXCOAT-PU is normally applied in 2–3 coats, with each coat not exceeding 0.7 mm wet film thickness and a typical recoat window of approximately 8–12 hours.
Can tile or screed be applied over it?
Yes, when used as part of an approved build-up. Broadcast clean dry sand into the final uncured coat to provide a key for subsequent tile, plaster or screed bonding.
