ResinTech RMS — Roof Membrane System

ResinTech RMS is a liquid-applied, seamless roof waterproofing system for exposed roofs: new concrete roof decks and the restoration of existing roofing. Two coats of FLEXCOAT-PU with reinforcing fabric between them form the waterproofing membrane, finished with a UV-stable top membrane — PPM as standard, or HPP for fast turnaround and any colour.

The RMS Build

Layer Product Film Notes
1 · Primer (optional) CBE or TUE Per primer TDS Only where the substrate or the adhesion test calls for it
2 · Base membrane, coat 1 FLEXCOAT-PU (FPU) 25–28 mils wet Details reinforced first; 28 mils wet is the FPU maximum per coat
3 · Reinforcement Polyester reinforcing fabric compatible with FPU One layer Concrete decks: full surface. Existing roofing: full surface recommended, not mandatory; always at seams, laps, flashings, drains and transitions
4 · Base membrane, coat 2 FLEXCOAT-PU (FPU) 25–28 mils wet Encapsulates the fabric. Can go on straight away, wet-on-wet, as the fabric is laid
5 · Top membrane — standard PPM (medium grey) 18–20 mils wet, one coat Never more than 20 mils over FPU
5 · Top membrane — fast option HPP (field-tinted to any colour) 10–15 mils wet Fast return to service; keep within 10–15 mils over FPU
6 · Colour finish (optional, over PPM) HPP or TCU Per product TDS Where a set long-term colour or gloss is required over PPM

Total membrane before any optional finish: about 50–56 mils wet of FPU plus fabric, then 18–20 mils wet of PPM (≈ 68–76 mils wet in all) or 10–15 mils wet of HPP (≈ 60–71 mils wet in all). Use a wet-film gauge on every coat.

FLEXCOAT-PU stays tacky for days — that is normal. FPU is not designed to be exposed to traffic or weather and always gets a top membrane. Do not wait for it to become tack-free: apply PPM or HPP once the FPU can be recoated (typically 8–12 hours after the last FPU coat) and within 72 hours. Keep foot traffic, dust and debris off the tacky surface; if it has been left longer or picked up dirt, clean it and confirm adhesion with a test patch before top-coating.

PPM or HPP on Top?

PPM — standard HPP — fast option
Chemistry Single-component, moisture-cured, UV-stable polyurea Two-component polyaspartic, 1:1 by weight
Film over FPU 18–20 mils wet, one coat — never more than 20 10–15 mils wet
Colour Medium grey Clear or field-tinted to any colour
Typical cure Tack-free 2–3 h; through-dry ~9 h; full cure 24–48 h (20 °C / 50% RH) Tack-free ~1 h; light foot traffic 3–4 h; rain protection 6–12 h; full cure 5–7 days (23 °C / 50% RH)
Application temperature Substrate ≥ 3 °C above dew point; cure slows in cold, dry conditions Substrate 10–30 °C, air 10–32 °C, up to 85% RH
Choose it when Medium grey is acceptable and a flexible, UV-stable polyurea top is wanted The roof must be back in service fast, or any colour other than grey is required

Where RMS Fits

Roof condition System
New exposed concrete roof deck, with or without occupied space below, no regular traffic RMS, full-surface fabric
Existing roofing — restoration or re-cover, no regular traffic RMS, fabric recommended; adhesion test patch first
Rooftop pedestrian terrace PTS+
Rooftop parking over occupied space VTS-D+

RMS is a roof waterproofing system, not a traffic surface. Roofs that will carry regular foot or vehicle traffic take the ResinTech traffic coating systems.

Material Quantities per 1,000 ft²

Item Film Theoretical coverage Per 1,000 ft²
FLEXCOAT-PU, both coats 56 mils wet total ≈ 100–120 ft² per 20 kg pail ≈ 8.5–10 pails (20 kg)
Reinforcing fabric One layer Roof area plus laps and details ≈ 1,000 ft² plus laps
PPM (standard top) 18–20 mils wet ≈ 210–235 ft² per 10 L pail ≈ 4.3–4.7 pails (10 L)
HPP (fast top) 10–15 mils wet ≈ 280–415 ft² per 10 L kit ≈ 2.4–3.6 kits (10 L)

Theoretical figures for a smooth substrate, before waste, profile, fabric take-up and detail losses. Granule-surfaced and rough existing roofs take noticeably more. Order from a measured take-off and confirm by mock-up.

Installation Sequence

  1. Assess the roof — substrate, drainage, moisture, joints, drains, upstands and penetrations. Movement joints get a project-specific detail; the field membrane must not bridge them on its own.
  2. Prepare — concrete: remove laitance, contaminants and loose material and repair defects. Existing roofing: clean, remove loose granules and failed coatings, repair splits, blisters, open laps and wet areas, let it dry, and make an adhesion test patch.
  3. Prime if needed — CBE or TUE on porous, marginal or moisture-risk substrates, or wherever the test patch shows it is needed.
  4. Detail first — reinforce corners, drains, junctions, upstands, penetrations, transitions and existing seams with FPU and fabric.
  5. FPU coat 1 — 25–28 mils wet; never more than 28 mils in one coat.
  6. Fabric — roll it into the fresh coat until fully wetted out; lap side joints at least 3 in (75 mm) and end joints at least 6 in (150 mm).
  7. FPU coat 2 — 25–28 mils wet, wet-on-wet as the fabric is laid or once coat 1 can be recoated; fully encapsulate the fabric and repair any pinholes or thin spots.
  8. Top membrane — PPM one coat at 18–20 mils wet, or HPP at 10–15 mils wet, once the FPU can be recoated and within 72 hours.
  9. Cure, protect and record — keep the roof closed and protected from rain and standing water until cured; record batches, film builds and weather.

Site Conditions

Condition Requirement
Temperature FPU: substrate 5–35 °C. HPP: substrate 10–30 °C, air 10–32 °C. PPM cure slows in cold, dry conditions
Dew point Substrate at least 3 °C above dew point during application and cure
Weather Dry, stable conditions; protect from rain, condensation and standing water before cure
Concrete deck Minimum 28-day cure; sound, clean and dry; 3,600 psi compressive and 220 psi tensile pull-off recommended
Existing roofing Sound, dry, clean and firmly bonded; adhesion test patch before the full application; confirm the existing roof type with ResinTech

Limitations

  • Not a traffic or wear surface — use PTS+ or VTS-D+ where the roof carries regular foot or vehicle traffic.
  • FLEXCOAT-PU stays tacky and is not designed to be exposed; always cover it with PPM or HPP.
  • Top membrane over FPU: PPM one coat of 18–20 mils wet, never more than 20; HPP 10–15 mils wet.
  • Provide positive drainage; service under ponding or standing water is not covered by the RMS data sheet.
  • Do not bridge expansion or active movement joints with field membrane alone.
  • PPM is not a vapour barrier and is not for negative-side hydrostatic pressure without additional design measures.
