Chemical-Resistant Floor Coatings for Food, Beverage & Industrial Plants

Production floors take abuse that a warehouse or garage never sees — constant washdown, hot water, caustic cleaners, fats and sugars, acids, and heavy equipment on the move. A standard decorative epoxy will not survive it. Why processing floors need a different coating

Three things separate a plant floor from an ordinary one: chemical exposure, thermal cycling, and hygiene. Cleaning chemicals and process spills attack the resin; hot washdown and steam thermally shock the coating and the bond line; and food-contact environments demand a seamless, non-porous surface that cannot harbour bacteria. A coating that solves one of these and ignores the others still fails. Spec for the worst case the floor will actually see, not the average day.

For chemical and abrasion resistance, we typically steer facilities toward a chemical-resistant urethane topcoat such as ResinTech CRU over an epoxy build, or a high-tensile system like Sherwin-Williams Eco-HTS 100 where mechanical strength is the priority. Food and beverage: hygiene and NSF considerations

In areas with direct or incidental food contact, the surface has to be seamless and cleanable, and buyers often need documentation supporting use in food-processing environments. Our B-TUFF 921A is an NSF-approved two-component polyurea membrane, which makes it relevant where that certification matters. As always, confirm the current technical and regulatory documentation for your specific application and jurisdiction before you specify — certifications and approved uses are defined by the manufacturer's live data sheets.

Coving the floor-to-wall junction, sealing joints correctly, and eliminating porous transitions matter as much as the field coating in a hygiene zone. Plan the details, not just the flat area.

Building the system

A durable plant floor is still a layered system: a penetrating primer such as Primer SN to bond to the prepared slab, a body coat sized to the service (a heavy-duty epoxy build such as ResinTech CBE, or Eco-MPE for general duty), and a chemical-resistant topcoat like ResinTech CRU. Moving joints should be filled with a flexible, chemical-tolerant filler such as Sika Loadflex 524 EZ rather than coated over.

Keep the components within one compatible system. Coverage, cure times, thermal limits, and chemical-resistance ratings all depend on product, film thickness, and site conditions, so build your specification and takeoff from the current technical data sheets, not from a comparable job.

Surface prep and downtime

Plant floors are almost always recoats over contaminated slabs, so prep is the whole game: mechanical profiling to sound concrete, full removal of grease and prior failed coating, and moisture testing before anything goes down. We stock floor grinders, diamond tooling, and HEPA extraction, and offer rentals for one-off shutdowns. Where a facility can only close briefly, fast-cure chemistries shorten the return-to-service window — worth factoring into both the product choice and the bid.
